Wall, room, and break tools for clean plan geometry.

FloorPlanz is not a flat sketch pad. Walls connect, rooms can be created quickly, dimensions follow the geometry, and wall segments can be split for tighter estimating.

Wall tool draws measured structure with grid snapping, wall thickness, and live dimension labels.
Room tool supports fast rectangular rooms, connected rooms, shared walls, room naming, and area calculations.
Break tools help refine plan edges, split wall runs, and expose segment measurements.

Every Tool Has a Purpose

FloorPlanz Pro is built around the estimating workflow. Draw walls, create rooms, add fixtures and notes, plan carpet, and export professional job packages—all in one connected system that keeps your project moving from measurement to installation.

01

Select tool

Pick walls, rooms, labels, notes, arrows, doors, windows, fixtures, sketches, and carpet items for focused editing.

02

Hand tool

Pan across larger jobs without accidentally drawing or moving geometry while reviewing the plan.

03

Wall tool

Draw measured wall runs with snapping, wall thickness, connected endpoints, and readable dimension labels.

04

Room tool

Create room shells quickly, preserve room names, calculate area, and keep connected rooms grouped correctly.

05

Break tool

Split wall runs into useful measured segments for openings, offsets, closets, and clearer takeoffs.

06

Fixture tool

Place wall-mounted and floor fixtures from categorized libraries instead of hand-drawing every object.

07

Doors and openings

Add openings, archways, closets, patio doors, French doors, bifolds, sliding doors, and swing doors.

08

Windows

Drop in standard, double, bay, and sliding windows so plans match the existing room conditions.

09

Notes

Attach field observations, customer choices, install warnings, and follow-up reminders directly to the canvas.

10

Arrows

Show layout direction, traffic flow, seam intent, transitions, stairs direction, and installer callouts.

11

Sketch

Use freehand strokes with color and width controls for quick markup without changing the measured geometry.

12

Room labels

Use label modes from none to detailed, including room names, dimensions, area, and carpet context.

13

Inside/outside modes

Switch dimension placement inward or outward so measurements align with finished rooms or wall-inclusive sizing.

14

Baseboard calculations

Calculate baseboard length by room and across the project from adjusted wall perimeters, with door and opening widths deducted automatically.

15

Floors

Assign floor patterns such as wood, LVP, laminate, bamboo, tile, carpet, concrete, and herringbone.

16

Carpet calculator

Turn rooms into roll direction, cut pieces, seams, allowances, waste, linear feet, and reusable drops.

17

PDF export

Export client-ready plan PDFs with measurements, room context, notes, and visual takeoff support.

18

Cut sheet export

Generate room plans, an unrolled carpet layout, cut schedule, and available reusable drop list.

Canvas system

The canvas explains what changed, where it changed, and why it matters.

Behind the editor are the controls estimators need every day: view modes, grid behavior, measurement placement, wall thickness, label density, selection states, and room-level context.

A small toggle with serious estimating impact.

Inward mode reads the finished interior face of the room. Outward mode includes wall thickness. That gives flooring teams clearer alignment between field notes, baseboard logic, and carpet cut sizes.

Room surfaces can look like actual rooms.

The floor picker shares pattern definitions with the canvas renderer, so choosing a surface updates the visual plan rather than living as a disconnected form field.

Connected workflow

The Complete Path from Plan to Proposal

FloorPlanz Pro connects geometry, job details, material calculations, and documentation into one seamless estimating workflow.

Step 1

Open or create the plan

Start a new project, recover local work, or load an existing plan so the site visit begins with the right file.

Step 2

Draw the structure

Use walls, room rectangles, shared boundaries, and break points to create measured room geometry.

Step 3

Add context

Place fixtures, doors, windows, floors, room labels, notes, arrows, and sketches so the plan explains itself.

Step 4

Calculate material

Choose carpet direction and roll width, review seams, allow for pattern matching, and reuse drop pieces where they fit.

Step 5

Export and close

Send a plan PDF or cut sheet PDF with room diagrams, unrolled carpet layout, schedule, notes, and reusable drops.
